SIGN LISTING AGREEMENT
When you are satisfied with the listing price and marketing plan, we will proceed with signing the "Exclusive Seller Representation Agreement."
plan & PRICING
I will prepare a Comparative Market Analysis (CMA) of your property by reviewing recently sold, currently listed & expired comparables in the area & formally view your home via walk-through.

LISTING GOES LIVE
After gathering data, photos, video, & measurements, it is time to activate the listing on the MLS, install the FOR SALE sign, lockbox & launch the listing on all media platforms & syndicated sites!
OPEN HOUSE & SCHEDULE PRIVATE SHOWINGS
Once the listing goes live, I will host an open house on the upcoming weekend and will work diligently with you and other cooperating Realtors® to schedule showings as they are requested.

PREPARE & STAGE
In order for pictures and video to come out well, we need to ensure that the property is visually appealing & tidy – inside & out.

OFFERS & NEGOTIATIONS
We will review all offers received and make sure you understand the conditions & terms of the purchase contract.
PHOTOS, VIDEO & MEASUREMENTS
Footage from this shoot will be used to market your property on the MLS, my website, Realtor.com and on various social platforms like Instagram, Facebook, Tik Tok & YouTube.

ACCEPT & SIGN THE
FINAL OFFER
After you accept an offer that is favourable to both you and the Buyers, your home will officially be under contract and pending.

ALLOW TIME FOR DUE
DILIGENCE PERIOD
If there are any conditions put in place by the Buyers (ie. Financing & Home Inspection) we need to give the Buyers time (5-10 business days) to satisfy and remove the conditions in order to have a firm sale of your property.
CONVEYANCE OF DEAL
After all conditions are satisfied & removed, your home is officially SOLD! My transaction team is then responsible to convey all paperwork regarding the deal to both your lawyer of choice and the Buyer's lawyer. Your lawyer will contact you 1-2 weeks before closing.
CLOSING
On possession day, the Buyer's lawyer will forward your lawyer the purchase funds. Once this is confirmed, it is time to hand over the keys to the new owners!
